Requirement: Relocate existing primary data center from HQ to colocation provider prior to expiration of HQ lease. (5,000 SF/500 kW)
Results: Evaluated 7+ markets throughout the U.S. and selected a colocation provider for ~500 kW on a long-term lease with a ramp to provide flexibility, early termination options and revenue portability to future proof potential cloud needs. Contract signed at a record market low on $/kW basis with over 40% savings from Round 1 proposals.

Requirement: 10,000 – 75,000 SF Data Center Portfolio
Renewal (17 MWs)
Results: Leveraged the client portfolio over many cities to
renew 5 properties and save the client ~20% of renewal rent
obligation and 17.5% on future operating expense pass-throughs. Negotiated reduction rights, early termination rights and the ability to renew all or parts of the current premises.

Healthcare Company
Project Type: Disposition/ Sale-Leaseback
Requirement: 260,000 SF Tier III + Facility
Disposition (25 MW’s)
Results: Sold and monetized client built and operated
data center to a data center REIT. Negotiated an agreement to sell the facility and leaseback a portion of the facility for client use. Lowered ongoing operating costs for the client with a best-in-class service level agreement from new owner / operator.

Financial Services & Insurance Company
Project Type: Build-to-Suit (“BTS”) and Renew/Expand
Requirement: BTS (40,000 SF / 4 MW’s); Renew & Expand (14,000 SF / 1.8 MW’s)
Results: Selected national operator for a custom BTS data center development. Negotiated lease with flexibility to include migration ramp, reduction and growth options and termination rights. Savings of ~40% from 1st round proposal.
Contract renewal and expansion, while converting a landlord favorable MSA to a tenant friendly lease. Captured over $6M in savings on the restructure.
